So how exactly does the buying process work?

Initially, the thought of buying a property in Spain can seem slightly daunting. It's a different country with its own rules and regulations, but there is absolutely no need to worry. At Domus Venari we make the buying process as smooth and stress-free as possible, so that with our help, buying a property in Spain can be really quite straightforward.

  • NIE Number

    First things first ... the NIE number

    Before you can do anything official in Spain you'll need a National Identity number (called NIE for non-Spaniards). This number is yours for life and is necessary for all sorts of transactions in Spain, from buying a property to opening a bank account to getting a job. Obtaining a NIE number involves a trip to the local National Police Station with a short list of documentation. What you'll need is to fill in an official form, have photocopies of your passport and some passport-size photos. We can arrange all of this for you and any of our recommended panel of lawyers can assist and even accompany you to the station to make the process as easy as possible (you don't even have to go if your lawyer has Power of Attorney). Within a short time you'll have your all-important NIE and then the ball can start rolling.

  • Spanish Bank Account

    Open a Spanish bank account

    With NIE firmly in hand, you can now open up a Spanish bank account. This is recommended in order to make it easier to pay utility bills, etc, for your Spanish property and/or arrange a mortgage. Most banks in Spain have English-speaking staff (and indeed a whole host of other languages including French, Russian, Swedish, etc), but again, we can advise and assist you in this relatively straightforward process.

  • Real Estate Agent

    Get yourself a good real estate agent

    You'll want an agent who understands entirely your desires and needs regarding what kind of property you are looking for and what areas will best suit you. Our advice is to pick one reliable agent and stick with them. This will make the viewing and buying process much easier and your agent will develop a feel for exactly what you are looking for. It also eliminates the possibility of seeing the same property twice with different agents.     You've found your dream property! Now what?

    That luxurious villa in Sierra Blanca or that beautiful 2-bedroom apartment in Fuengirola is exactly what you've been searching for. You want it. So what next? To take a property off the market, the normal procedure in Spain is to reserve the property with a small reservation fee of around €6,000 and sign a reservation contract which outlines the terms agreed between the buyer and seller. We will of course assist you with negotiating the best deal with the property vendor and ensuring all the important terms and conditions are included in the reservation agreement. We also ensure that your reservation deposit is kept safe in our client account (or your nominated lawyer's escrow account) and is not handed over to a private vendor, where it may be at risk in the event of a problem. Only in the case where the vendor is a bank or reputable developer with a protected escrow facility can the deposit be transferred to their account.

    The legal stuff

    At Domus Venari we can recommend a panel of highly experienced law firms who can work with you throughout the whole buying process in your own language, but you can of course hire your own lawyer if you choose. Your lawyer will ensure that the property is fully legal and identify any potential debts or encumbrances that need to be cleared by the vendor. They will also draw up a formal purchase contract at which point a percentage (usually 10%) of the purchase price of the property needs to be paid. A date will also be set for final completion at the notary. Once everything is signed and paid at the notary you will be the proud owner of your own dream Spanish property. Your lawyer will also organise your connection to all utilities such as water, electricity and telephone.
