So how exactly does the buying process work?

Get yourself a good real estate agent

You've found your dream property! Now what?

To take a property off the market, the normal procedure in Spain is to reserve the property with a small reservation fee of around €6,000 and sign a reservation contract which outlines the terms agreed between the buyer and seller. We will of course assist you with negotiating the best deal with the property vendor and ensuring all the important terms and conditions are included in the reservation agreement. We also ensure that your reservation deposit is kept safe in our client account (or your nominated lawyer's escrow account) and is not handed over to a private vendor, where it may be at risk in the event of a problem. Only in the case where the vendor is a bank or reputable developer with a protected escrow facility can the deposit be transferred to their account.

Legal Information At Domus Venari we can recommend a panel of highly experienced law firms who can work with you throughout the whole buying process in your own language, but you can of course hire your own lawyer if you choose. Your lawyer will ensure that the property is fully legal and identify any potential debts or encumbrances that need to be cleared by the vendor. They will also draw up a formal purchase contract at which point a percentage of the purchase price of the property needs to be paid. A date will also be set for final completion at the notary. Once everything is signed and paid at the notary you will be the proud owner of your own dream Spanish property. Your lawyer will also organise your connection to all utilities such as water, electricity and telephone.
